Doors opening at Meadow Creek

Work on the Brownsboro subdivision Meadow Creek has begun, and the first few homes are nearing completion, with two already finished.

Dennis Walker, subdivision owner, said Meadow Creek, located off of FM 607, will have up to 93 homes in it when the work is complete.

"The houses will range from $135,000 to $165,000," Walker said. "Each will have three or four bedrooms and two bathrooms."

The homes will also have granite kitchen and marble bathrooms, as well as gas fireplaces.

Walker said the land the subdivision will occupy was purchased, and tracts were developed from scratch.

"I've got at least 15 of my own people working on the subdivision," Walker said. "Add that to 15 more. We'll have a peak of 50 people working."

Walker added he uses as many local contractors as possible.

Magee Plumbing was contracted to ser- vice the area, as was Vest Electrical. Phone services and air conditioning services were contracted out of Tyler. Tanya Johnson, an interior design contractor in Lindale, was picked for the interior design aspect. Walker said this was because he has worked with Johnson often.

Leagueville Water Supply handles the water.

Bernice Beckerley, a ReMax realtor working with Walker on the subdivision, said work on the project started in 2007.

"Two houses are complete and nine more are up," Beckerley said. "The nine should be completed in the next 30 days."

The two completed houses are open Friday, Saturday and Sunday for inspection.

Beckerley also said the houses will all be single story houses with an average size of 1,500 square feet.

"People want to buy houses in this price range and get out of Tyler," Beckerley said. "It's a great subdivision."

The infrastructure for Meadow Creek - water, sewer and gas - is already complete. The roadways should be finished and asphalted around summer of 2008, Walker said.

The subdivision will be built in two phases at three houses at a time. Phase one will entail the completion of over 40 houses and will be built out by 2009, Walker said. Phase two's utilities are close to being done, and Walker said he is looking at being completely done with the subdivision construction in 2010 or 11.

The houses will have a two year warranty, with appliances with a four year warranty.
